Broker se deal karna sahi hai ya direct builder se? I'm looking at a 2BHK in Sector 112, maybe Malik Infrahomes India Pvt Ltd. They're quoting around ₹70L, not sure if that's all-inclusive. Brokers are promising 'spot discounts' but builder site pe they say 'fixed price'. Is this just a tactic? My parents keep saying seedha builder se baat karo for better terms. But brokers sometimes have inventory not publicly listed. Kya karein, ab samajh nahi aa raha...

Bhai, direct builder se hi deal karo. Brokers ke promises pe zyada bharosa mat karna. Malik Infrahomes ka track record theek-thaak hai but always cross-check. ₹70L for 2BHK in Sector 112 is on the higher side, unless it's a really premium project. Builder se baat karne pe you might get a better deal on registration or internal charges.
Totally agree! Builder ke paas bhi hidden offers hote hain, you just need to negotiate hard.
