Noida Extension mein first flat — kuch unexpected cheezein

Just moved into my JSS BUILDCON PVT LTD flat in Noida Extension last month. Honestly, finding a good 2BHK was a headache. Started looking seriously around Feb 2024. Sector 3 seemed promising initially, but the prices felt a bit high for the sqft. Thought about under-construction for the 'discount', but RERA horror stories scared me off. Ended up going for ready-to-move. EMI vs rent, it's a tough one, but owning felt right. Now, the maintenance charges... nobody told me they'd be *this* much! Anyone else facing high maintenance costs? And what's the deal with resale value in Noida Extension? Is it worth holding long-term, ya phir should I flip it in 5-6 years? What do you guys think?
