Noida Extension mein hidden charges kitne common hain?

The final bill for my flat in Noida Extension was a real shocker, tbh. Just got possession in Sector-22D, Sai Dham Infra project. My 2BHK jo ₹65L ka tha, ended up costing almost ₹70L with all the hidden charges. Maintenance advance, club fees, electricity setup, things nobody told me earlier. For future investments, negotiation kitna possible hai? Should I look at secondary market for better deals?
