Noida Extension mein investor ke liye best payment plan?
Budget finalised, loan pre-approved – now stuck on which payment plan to pick for my next investment in Noida Extension. I'm looking at a 2BHK in Sector 1, specifically checking out Arihant Group's new launch. They're offering a good pre-launch discount, but not sure if the construction-linked plan (CLP) really gives better leverage than a full down payment (DP). From my experience, DP usually gets you a bigger per sqft discount, which impacts final ROI. But with CLP, capital isn't blocked, and I can invest elsewhere. The project completion is 2.5 years, so that's a decent window. Kya lagta hai, for an investor targeting 10-12% CAGR over 5 years, which approach is smarter? Yaar, pre-launch offers sometimes sound great but the real discount isn't always there. Community ka kya opinion hai?

Bhai, same confusion hai! Main bhi Arihant ka ek project dekh raha hoon Alistonia Estate ke paas. Pre-launch discount toh tempting lagta hai, but construction-linked plan mein interest ka bhi toh darr rehta hai. DP mein one-time investment hai, but cash flow block ho jaata hai. Kya karein samajh nahi aa raha.
