3 years se rent de raha hoon Noida Extension mein, ab landlord ne fir rent badha diya. Finally taking the plunge, EMI vs rent math ab sahi lag raha hai. I'm checking Godrej, ATS, aur Gaursons ke projects. Meri ek tip hai: builder ka RERA record aur past projects ki OC/CC dates pakka check karna chahiye. Mai bhi Godrej Nurture dekh raha tha, but price point thoda high lag raha hai. ATS ke projects ki finishing toh achi hoti hai but maintenance charges bohot high sunne mein aaye hain. Kya kisi ko ATS projects ke latest maintenance charges ka idea hai? Aur Gaursons ke kisi project mein possession
Dekho, Noida Extension mein investment thoda risky ho sakta hai long-term ke liye. Infrastructure development ki pace bohot slow hai compared to other areas like Alpha I Greater Noida. Gaursons ka track record mixed hai, especially with delivery timelines. Mere ek dost ka project 2 saal late hua tha. Resale value ka toh pata nahi, but Godrej ke projects usually premium hote hain, toh entry price bhi high hogi.
But long-term mein Noida Extension ka potential bahut hai, especially with the upcoming metro. Aur prices bhi abhi Greater Noida West se better hain. Thoda patience rakhna padta hai.
Sahi kaha, Alpha I mein connectivity better hai. Noida Ext mein traffic bhi badh raha hai.
Bhai, same pinch! Mera bhi rent badh gaya hai aur ab EMI hi better lag rahi hai. Godrej aur ATS ke projects kaafi hype mein hain, but budget ka bhi issue hai. Good point about RERA!
