Noida Extension mein kitna price negotiate kar sakte hain?
My 2BHK in Sector 78 is getting small, thinking of upgrading to a 3BHK or a villa in Noida Extension. Budget finalized, loan pre-approved for around 1.5 Cr. I'm looking at places near Sector 113, especially some Saya Homes projects. Mera basic question hai, builders ke saath price negotiation kitna possible hai? Matlab, agar koi project 1.4 Cr ka hai, usme kitna discount expect kar sakte hain? Kya spot discount really milta hai ya bas bolte hain? Aur brokers ka kya role hota hai? Should I go direct to builder for a better deal or brokers can get some hidden discounts? Some say builders have a 'no-price-drop' policy, but I'm not sure if that's true. Koi experience share karega please? Is it worth pushing hard for a better price ya waste of time hai?

Honestly, negotiation in premium projects like Saya is tough. Builders have become very rigid, especially post-RERA. They'd rather offer some 'freebies' like modular kitchen upgrades or ACs than a direct price cut. I tried for a 3BHK in Alistonia Estate last year, and they barely moved a lakh on a 1.2 Cr property. Market conditions bhi abhi utni favorable nahi hain buyers ke liye as earlier.
U10, stamp duty waiver is not super common, but it does happen, especially for projects trying to clear inventory or during festive schemes. It's definitely worth asking for, along with registry charges. Builders often have a hidden budget for such 'incentives' rather than direct price cuts.
Wow, stamp duty waiver sounds great! Is that common now or was it a special offer?
U8 is right. My experience near Alpha I Greater Noida was similar. Builder initially quoted fixed price, but after I showed interest in a ready-to-move unit, they offered a 1.5% 'early bird' discount and waived the car parking charges. It wasn't a huge amount on a 1.3 Cr apartment, maybe 2 lakhs, but it proved that there's always *some* room. You just need to know what to ask for and when to push.
U2, I respectfully disagree. While direct price cuts are rare, the 'freebies' you mentioned *are* a form of negotiation. Modular kitchen ya ACs add up to a good amount. My brother got a 3BHK in Sector 113 itself, and he managed to get stamp duty waiver and one year maintenance free. That's easily 2-3 lakhs saved!
Bhai, same boat! Sector 78 is getting too crowded. I'm also eyeing Noida Extension, especially near Sector 113. Saya projects look good on paper, but I'm super confused about negotiation. Mera bhi same doubt hai, builders sach mein sunte hain kya price kam karne ke liye? Log bolte hain sab fixed hai.
Sahi kaha U6. Maine bhi suna hai ki year-end mein builders thoda soft ho jaate hain. But for Saya, they are usually premium, so direct price cut mushkil hai. Try for better payment plans ya amenities upgrade as negotiation.
Haan, sunte hain, but you need to be very firm and show genuine interest. Kabhi kabhi year-end ya festival offers mein thoda space mil jaata hai.
