Noida Extension mein luxury projects ki pricing analyse kar raha tha. M3M India aur Godrej Properties ke rates, especially for 3BHKs in Sector 163, seem to have a significant premium. My observation is that while the overall market sees 5-10% p.a. growth, the luxury segment appears to be priced much higher, sometimes without a clear demand driver. Is this premium truly reflecting end-user demand ya it's more about builder positioning? From my experience, such sharp spikes often precede a period of stagnation. What's the real absorption rate for these high-ticket properties? It feels like a calculated risk for buyers.
