Secondary market deals in Noida Extension are way better than new launches, change my mind. Log new properties pe itna focus karte hain, but resale mein better negotiation ka scope rehta hai. Especially in areas like Sector 113, Siwas Infra ke projects mein bhi. Is price correction ka benefit resale mein zyada milta hai? Ya hidden costs ka dar rehta hai?

See, naye projects mein ek peace of mind rehta hai. Builder ka naam, warranty, latest amenities. Siwas Infra ke naye projects mein toh kafi achhe features de rahe hain. Resale mein kya pata kab konsi problem aa jaye. Plus, older properties ki value appreciation bhi kam hoti hai na?
Value appreciation ka point valid hai U4, but older properties mein bhi agar location prime ho, jaise Alistonia Estate ya Alpha I Greater Noida ke aas paas, toh appreciation achhi milti hai. Naye properties ka toh initial price hi inflated
U5 ki baat sahi hai. Main bhi Sector 113 mein hi dekh raha hun. Naye projects ka per sqft rate 6000-7000 tak ja raha hai, jabki 3-4 saal purane resale flats 4500-5500 mein mil rahe hain, woh bhi slightly bigger size. Value appreciation toh market pe depend karta hai, property ki age pe utna nahi. Location aur society facilities matter karti hain.
Peace of mind? Bhai, naye projects sirf brochure mein achhe lagte hain. Mere cousin ne ek naya flat book kiya tha Sector 113 mein, 3 saal ho gaye, abhi tak possession nahi mila. Builder ne phir se date extend kar di lol. Usse achha toh resale mein ready-to-move le lo, atleast rent bach jayega. Kya kehte ho?
Bhai, I totally agree with the sentiment. New properties ke prices toh आसमान छू रहे hain. Resale mein negotiation ka scope definitely zyada lagta hai. But as a first-time buyer, I'm always scared of hidden costs. Broker fees, transfer charges, repairs... does price correction really offset these? Ya fir bas ek naya headache mil jata hai?
Exactly what U3 said! Documentation is key. Make sure the sale deed, occupancy certificate, and past utility bills are all clear. Ek RERA registered lawyer se consult karna best rehta hai. Wo saare encumbrance certificates aur title deeds check kar lenge. Isse hidden legal issues ka dar almost khatam ho jata hai.
Hidden costs se bachne ke liye proper due diligence karo. I bought a 2BHK in Alpha II, Greater Noida through resale last year. Builder ka project tha, 5 saal purana. I got it for almost 15% less than a brand new flat in the same sector. Price correction ka benefit definitely mila. Bas lawyer se saare papers check karwa lo aur society office mein jaake dues wagera confirm kar lo. Koi headache nahi hua mujhe.
Hidden costs ka dar toh legit hai yaar. Mere ek dost ne Noida Extension mein hi ek resale flat liya tha, baad mein pata chala ki previous owner ne society maintenance dues clear nahi kiye the. Poora jhagda ho gaya. Legal checks bahut important hain, warna saari savings wahin chali jaati hain.
