Noida Extension metro/FNG impact: Prices already up?

My lease ends in 3 months and I'm seriously fed up of renting now. Finally taking the plunge in Noida Extension. I'm looking at 2BHKs, budget around 60-70L. How much are the FNG Expressway and Aqua Line extensions *really* impacting prices? I'm seeing a lot of talk about appreciation, especially near Greater Noida West. Is it worth stretching for a property that promises better metro connectivity, or are those gains already priced in? Any affordable investment windows still left near these infra corridors? Like, are builders like Gaursons or ATS still offering anything decent without huge PLCs?
