Dankaur — everyone talks about its potential, but honestly, I'm fed up of renting. Builders like Malik Infrahomes seem to quote one price then hit you with hidden charges at possession. I think negotiation is a myth in Noida Extension. You can't actually knock off 5-10% from the listed price, right? What's the real deal? Change my mind.

Nah yaar, I think negotiation depends on the builder, project stage, and current market conditions. My uncle got a decent discount in Alistonia Estate last year, maybe 3-4% off the total. But 5-10% is definitely tough now. Market thoda tight hai, but not impossible to get something if you push hard.
RERA price is just the carpet area rate, not the total cost including all amenities and charges. Builders use it to show a lower base price. Always ask for the *all-inclusive* price break-up from the beginning. That's where the real negotiation starts, if any space exists.

Alistonia Estate mein shayad possible hoga, but for new projects in Dankaur, I don't think so. I visited a site from another builder there, they were very rigid. They even showed me RERA pricing and said 'इससे नीचे नहीं दे सकते'. The base price looks low, but then they add all the charges on top, making it super expensive.
Totally agree with this post! Malik Infrahomes ka track record toh waise bhi theek nahi hai, especially in Dankaur. I heard similar stories from friends who tried booking in Ajayabpur. Negotiation? Bhai, that's just a fancy word builders use to hook you. Sirf papers pe hota hai, real deal mein kuch nahi milta. Hidden charges ke naam pe sab nikal lete hain.
Jaise aapne pucha, hidden charges mein mostly PLC (Preferential Location Charges), power backup, club membership, IFMS (Interest Free Maintenance Security) yeh sab add karte hain. They club it all and show as one 'final price' without proper breakdown. Malik Infrahomes toh ismein master hai, they are famous for this.

Sahi pakde ho! I tried negotiating for a flat near Alpha I Greater Noida last year, they just laughed. Bolte hain market rate hai, take it or leave it. Frustrating hai yaar, as a first-time buyer, you feel so helpless.
