Noida Extension or Sector 1: Investment kahan best?

Hi everyone, I'm thinking of investing in Noida real estate. I'm confused between Noida Extension and Sector 1. Which one do you guys think has better potential for appreciation in the long term? Kya Noida Extension mein Sikka Group ke projects sahi rahenge? I'm looking for something with good rental yield too. Has anyone experienced significant returns in either of these areas? Also, what's the current market like - buyer's or seller's market? Any insights on expected returns in the next 5 years? Mujhe advice chahiye! Not sure which one is better for long-term investment.
