Since January I've been searching for a bigger flat. Need at least a 3BHK. Kids' school admission is my wife's priority. I'm stuck between Noida Extension and Sector 154. Noida Extension mein prices thode kam hai, but Sector 154 seems safer for the children. I'm thinking of Thv Infra projects. Honestly not sure which area will give better ROI in the long run. I'm also debating under-construction vs ready-to-move. So many RERA horror stories! Has anyone else faced this dilemma? Which one would you choose and why? Am I the only one who thinks Noida Extension is still risky?

Sector 154 is good, but make sure you check the distance from the main road. Some projects are quite far inside, which can be a hassle. Connectivity is key!

I think Noida Extension has more potential for ROI in the long run. The prices are still relatively low, and as the infrastructure improves, the prices will definitely go up. But you need to be patient and do your research.

I bought a 3BHK in Noida Extension (Ace City) 3 years ago. Possession was delayed by 1.5 years! But now that I have it, I'm happy. The space is great, and the price appreciation has been good. But the wait was agonizing.
Thv Infra... are you talking about that project near Pari Chowk? I heard mixed reviews about them. Do your due diligence! Visit the site and talk to existing residents.
Noida Extension is still risky, yes. Infrastructure issues, builder delays, and sometimes even legal problems. Sector 154 is definitely a safer bet, but you'll pay a premium. It boils down to your risk appetite.
My friend just booked a flat in Sector 154. He said the schools are really good there, and that was his priority. He's paying a bit more, but he's happy with his decision.
@U1 Which school is he talking about? Genesis Global School? That's a top school, but very expensive.

Don't even get me started on RERA horror stories! My cousin bought in Noida Extension 5 years ago, abhi tak possession nahi mila. Check the builder's track record very carefully. Thv Infra...never heard of them. RERA registration number check karo.
Sector 154 is definitely safer for kids, no doubt. Plus, the connectivity is improving with the new metro line extension. But Noida Extension has better deals, especially if you're looking at a bigger flat. It's a tough choice. Have you considered Sector 150? It's a good middle ground.
@U6 Sector 150 is damn expensive yaar! Avg rate is touching 7k/sqft now. Not everyone can afford that. Noida Extension is still around 5k, right?

Under-construction is risky, I agree. I would suggest going for ready-to-move. Thoda zyada lagega, but peace of mind is priceless. Especially with kids' school admission in mind. You don't want to be stuck waiting for possession.
Bhai, you're not alone! I'm also confused. Noida Extension is cheaper, but the infrastructure is still developing. Sector 154 is better planned. ROI wise, I think Noida Extension might have more potential for growth because of the lower base price. But risk bhi zyada hai.
