Okay, I'll say what no one says: Noida Extension is OVERRATED. Change my mind! Everyone glorifies the affordability, but what about school quality? My wife wants a good society, safe for the kids. I need a 3BHK at least. I'm thinking Sector 20 might be better, even if it's more expensive. What do you think? Has anyone experienced the schools in Noida Extension? Also, what's the rental yield reality in Sector 20 these days? Is it actually achievable? I've been considering Swastik Developers. Builder ka track record kya hai, yaar? Mujhe advice chahiye!

Has anyone had experience with Amrapali projects in Noida Extension? Are they even worth considering now?
U2, Amrapali? Forget about it! Supreme Court ne unko bhaga diya. Don't even think about it.
So, after all this advice, what are you leaning towards now? Still considering Sector 20?
Whatever you decide, get a lawyer to review the builder agreement thoroughly. Don't skip that step!
I bought in Sector 75 three years ago. Thought it was a good compromise between affordability and connectivity. Now the prices have doubled!
Check amenities completion before booking, especially in Noida Extension. Many builders promise the moon but deliver nothing. I learned that the hard way.
What's your budget? That's the most important question. Sector 20 is definitely more expensive.
Don't fall for the 'affordable' trap. Factor in the long commute, lack of infrastructure, and potential resale value in Noida Extension.
Sector 20 is close to DND, easy access to Delhi. Extension is still a pain to commute from.
Bhai, Swastik Developers ka track record bahut kharab hai. My cousin lost his money with them. Be very careful.
Sector 20, no doubt. Safe, established, and good schools. But be prepared to pay a premium.
U4, I know people happy with DPS World and Ryan International in Greater Noida West (part of Extension). But visit and see for yourself!
Current market conditions are crazy! Property prices are rising everywhere. Maybe consider a slightly smaller apartment in Sector 20?
Rental yield in Sector 20? Don't expect more than 2-2.5% realistically. High property prices make it tough.
Sector 20 is great, but finding a 3BHK that fits the budget can be challenging. Property rates are sky high!
I live in Noida Extension. School quality is improving, but it's still not comparable to Sector 20. We enrolled our kid in a school in Greater Noida West for better options.
Don't just look at schools, consider the overall environment. Sector 20 has better parks, markets, and community feel. Extension is still developing.
Sector 20 mein toh posh log rehte hai. Extension is for us middle-class folks! Jokes aside, do your research on schools and builders.
Overrated? Maybe. But affordability is a BIG factor for many families. Have you actually visited the schools in Extension? Some are surprisingly good now. Which schools are you comparing?
U3, which schools are you talking about? Seriously considering Extension but worried about academics.
U3, affordability is good, but connectivity is still an issue. Metro extension kab tak hoga?
Swastik Developers? Run, don't walk! Heard horror stories about possession delays and poor construction quality. Check their RERA registration and ongoing projects carefully.
U6, RERA registration is just a formality these days. Doesn't guarantee anything! Better to visit the site and talk to existing residents.
U6, exactly! My friend booked with them 5 years ago, still waiting for possession. Stay away!
Sector 20 any day! Noida Extension is a jungle of construction dust and promises. Schools are definitely better in Sector 20. Rental yield... that's a different story. Depends on the property and the tenant, bhai.
Totally agree! Extension is a long-term game. Sector 20 is established, but pricey.
