Been looking at 3BHKs near good schools. Noida Extension seems cheaper, but Sector 56 has better infrastructure, right? My wife's priority is safety. Heard Rajendra Buildcon projects are decent. Which area will give better returns in the long run? Any thoughts? Sector 56 mein resale value kaisi hai?

@U15 Agreed! I live in Sector 78. Good mix of affordability and convenience. And the metro connectivity is a plus point. But still developing, so some patience required.
Don't forget to check the builder's financial health before investing. Many builders are struggling with liquidity issues. This is very important in Noida Extension.
@U18 Absolutely! News mein toh roz aa raha hai builders ka haal. Be extra careful with Noida Extension projects. Sector 56 is generally safer in that regard.

@U11 Amrapali? Run away! Seriously, check their track record. They are notorious for delays and poor construction quality. Don't fall for their fancy marketing.
@U12 Totally agree yaar. Amrapali is a disaster. Better to stick with established builders like Godrej or ATS, even if they are a bit more expensive.
Sector 56 is good, but budget dekho bhai. 3BHK will cost you a fortune there. Extension mein you can get a bigger apartment for the same price. But safety is a valid concern. Tough choice!
Has anyone considered Sector 7x? It's a good middle ground between Noida Extension and the older sectors. Prices are reasonable and infrastructure is improving.
@U15 Sector 7x is a good option, but schools are still limited. Also, traffic can be a pain during peak hours. But yes, definitely worth considering.
Noida Extension mein, connectivity is improving with the new metro line extension. That will definitely boost prices in the long run. Sector 56 is saturated already. Consider that factor also.
@U8 Metro is a game changer, true. But the area around the metro stations in Extension is still quite chaotic. Sector 56 has proper planned roads and everything. Depends on what you prioritize.
Sector 56 resale value depends on the block and facing. Park facing units fetch a premium. Also, check the age of the building. Older buildings might need more maintenance. Extension mein, new buildings are available at competitive rates.
I'm also looking at 3BHKs in Noida Extension. Amrapali Dream Valley mein kisi ka experience hai? Heard mixed reviews. Schools are definitely a concern for us.
I bought a 3BHK in Sector 56 five years ago. Schools are excellent, but the maintenance charges are killer! Also, parking can be a nightmare. Returns have been okay, maybe 15-20% over 5 years. Noida Extension mein friends are seeing faster appreciation, but risky bhi hai.
Sector 56 all the way for safety and infrastructure. Extension is still developing. My parents live there and they feel very secure. Plus, markets and hospitals are easily accessible. Extension mein abhi woh baat nahi hai.
@U2 Delayed possession is a common story everywhere! Which Rajendra project are you referring to? I heard their 'Greenwood Heights' project is doing well.
@U5 Greenwood Heights is good, but check the RERA registration number first! Don't just go by what you 'hear'.

Sector 56 is definitely safer and more established, no doubt. But Noida Extension, especially near Gaur City, has good schools coming up. Returns wise, Extension might give you better appreciation because Sector 56 prices are already quite high. Just my two cents.
Rajendra Buildcon? Bhai, do your homework! I know a few people who are stuck with delayed possession from them. Sector 56 resale is decent if the property is well-maintained. Extension mein toh abhi 'wait and watch' situation hai.
