Spent the whole Sunday checking out options in Sector 27, Noida Extension. Alpha Corp ka project dekha. I work in real estate, but buying for myself, itna headache. The sales guy quoted a good base price for a 3BHK, around ₹1.1 Cr, but then PLC aur floor-rise premium ka game shuru ho gaya. Off the record, is this PLC and higher floor premium really worth it in Noida Extension? Or is it just a way to inflate the final acquisition cost? I'm trying to calculate the total cost, but these add-ons seem arbitrary. Kya secondary market mein better deals milte hain without these extra charges? Need some honest opinions.

Bhai, you're not alone. This PLC and floor-rise is a pure gimmick. They show low base price to hook you, then add so many things. Especially in Noida Extension, I feel they overcharge. Alpha Corp ka bhi yahi scene hai kya? Which floor were they pushing?
Haan bhai, Alpha Corp ka bhi same game hai. They were pushing 12th floor onwards saying 'better view, no noise'. The price jump was almost ₹7-8 Lakhs just for floor rise.
