Noida Extension: Pre-launch deals are mostly a trap

Since January I've been seeing so many pre-launch offers in Noida Extension. I work in real estate but buying for myself is different. Honestly not sure if any of these builders are worth it. Heard mixed reviews about on-time delivery. Supertech toh definitely avoid karna hai. Any experiences with actual carpet area vs advertised? Wohi toh asli game hai. Should I just stick to ready-to-move? Confused!
