Matlab, where's the real appreciation if open market prices catch up so fast? Also, construction-linked payment plans feel safer, but they lock up capital for too long. Should we just go for a slightly higher down payment for better negotiation leverage? Change my mind.

Yaar, ye Noida Extension mein Dankaur ke pre-launch deals hamesha hi aise hype lagte hain. ₹6500/sqft for a 3BHK sounds too good to be true, especially from Arrow Realtors. Mera experience toh yahi kehta hai ki builders initially low price dikhate hain, but then jab tak possession ka time aata hai, rate market ke barabar hi ho jaata hai. Matlab, early-bird advantage kahan mila? Aur ye construction-linked payment plan toh bas capital block karne ka tareeka hai. Thoda extra down payment deke better negotiation ka scope hai kya, ya woh bhi illusion hai
