₹80 lakh for a 2BHK in Sector 20 seems steep, honestly. I'm based in Dubai, so ground reality check mushkil hai. Everyone's hyping Noida Extension's appreciation, but main dhundh raha hoon jahaan prices actually correct ho rahe hon, not just rising. Are there specific pockets, maybe near FNG Expressway or towards Jewar, where current pricing ek real entry point de raha hai for investors, not just market rate? Ya sab inflated talk hai? Total acquisition cost matters most for me. Divyansh Infraheight jaise builders ke payment plans mein kya hidden clauses hain jo ROI affect kar sakte hain? Are these 'discounts' genuine ya bas deferred costs? Should I wait for a correction? Change my mind if I'm wrong about prices being overheated. Disagree?

Yaar, totally agree with you. ₹80 lakh for a 2BHK in Sector 20 sounds crazy. Main bhi dekh raha hoon aur budget mein kuch mil hi nahi raha. Lagta hai sab builders artificial demand create kar rahe hain. I'm also waiting for a correction, but will it even happen?
