Noida Extension projects — am I being too critical?
Noida Extension projects, like Supertech Supernova, promise the moon. But honestly, I'll say what nobody talks about. Yeh promised amenities aur actual delivery ka scene kitna different hota hai! After a year, construction quality mein cracks, seepage, fittings ka jhol – is this normal? Aur high maintenance charges? They're for what service, yaar? Change my mind.

It's a tough call, honestly. On one hand, Noida Extension offers bigger spaces at relatively lower prices compared to Gurgaon or South Delhi. Supertech Supernova has only 100 units, so maybe the community management could be better, but if the builder itself isn't responsive, it hardly matters. It really boils down to how much risk you're willing to take and how much you can afford to spend on repairs later. No easy answers for us first-timers.
One thing nobody talks about enough is the resale value impact. If a project gets a reputation for poor maintenance or construction, future resale becomes a headache. It's not just about living there, it's about your investment. Think long term.
My experience with a different builder in Alistonia Estate was similar. They showed us a beautiful sample flat, promised a swimming pool, clubhouse, everything. After possession, the pool was always 'under maintenance' and the clubhouse was just an empty hall. Plus, the price range for Supernova Phase II Spira, ₹4.5 Cr – ₹6.6 Cr for 100 units, is quite premium. For that kind of money, you expect top-notch quality and service, not cracks and jhol. This isn't a small investment for us first-time buyers.
U3, you're right. It's not just Supertech. Many builders in Noida Extension have this 'bait and switch' tactic. They show you dreams, then deliver a nightmare. This is why I'm so hesitant to finalize anything, even if the interest rates are low right now.

Haan, U2, it is completed. RERA number UPRERAPRJ5720 confirms that. But 'completed' doesn't always mean 'perfect'. Post-possession issues are very common, unfortunately. My cousin faced it in an Alpha I Greater Noida project.
