Visited a few projects in Greater Noida West last weekend, like Gaursons and Mahagun. Builders promise so much, but I'm really worried about project delays. My friend booked with ATS and unka project 2 saal late ho gaya hai, aur builder ne koi proper update bhi nahi di. Is this common? Godrej and ACE ka track record kaisa hai in terms of on-time delivery? My parents keep saying ki builders pe trust mat karo, aur ab samajh nahi aa raha. Should I only look at ready-to-move options?

Actually, Godrej aur ACE ka record comparatively better hai, especially if you check their past projects on RERA website. But even they had minor delays during COVID. My uncle bought in Alistonia Estate from a smaller builder
ATS ka toh bahut naam kharab hai delays mein. Mera ek colleague bhi phase 1 mein stuck hai. Godrej ka track record generally better hai but still, no guarantees. Kya karein?
Haan yaar, this is the biggest fear for first-time buyers like us. My friend booked with Gaursons in Noida Extension, and unko bhi 1.5 saal delay ka notice mila hai. Builder bas email pe email bhej raha hai. Ready-to-move options are so expensive though, budget out ho jaata hai.
Gaursons ke toh bahut cases sune hain delays ke. Bhaag jao!
Sahi keh rahe ho. Gaursons ki reputation mixed hai. Some projects are on time, others are delayed. It really depends on the specific project and their financial health at that time. But yes, ready-to-move ka premium is real. EMI aur rent dono dena mushkil ho jaata hai.
Totally relate, bhai! I visited some projects in Alpha II Greater Noida, and the sales execs promise the moon. But my cousin's project in Ajayabpur, booked with a 'reputed' builder, is 3 years behind. RERA mein complain bhi kiya, but nothing concrete. Godrej aur ACE ka naam toh suna hai, but kya unke projects bhi late hote hain? Parents ki baat sahi lag rahi hai, ready-to-move hi dekhna padega.
Totally agree with you. Ready-to-move mein peace of mind hai, but premium bhi bhut dena padta hai.
U1, Godrej ka Sector 150 wala project kaafi time pe deliver hua hai. But ACE ke kuch projects mein minor hiccups aaye hain, nothing major like 2-3 saal delay. RERA registration date check karna mat bhoolna, wahan se real picture milti hai.
