Noida Extension projects: Investor experience with build quality?
Was supposed to decide by last month but abhi bhi confused hoon Noida Extension mein property ko lekar. My budget is around ₹75-80L for a 2BHK, mainly for investment abhi, maybe future living. I've been looking at projects like Shivi Paradise Green Villa 2. Site visit pe sab acha lagta hai but construction quality ka darr hai. Investors, aap log kya dekhte ho? Kya builders actually deliver karte hain jo amenities brochure mein dikhate hain? Yaar, clubhouse, gym sab dikhate hain but baad mein pata chalta hai ki maintenance charges high hain aur facilities theek se maintain nahi hoti. Honestly, not sure if it's worth the premium. Isse rental value pe kitna farak padta hai? Aur after 1-2 years, cracks ya seepage ki issues aate hain kya? Resale value pe impact hota hai na? Koi real experience share kar sakta hai Shivi Paradise Green Villa 2 ya similar projects se?

I think the best bet is to check the builder's past projects. Agar unhone pehle deliver kiya hai aur unki societies mein log khush hain, then maybe. Otherwise, it's a huge gamble. Shivi Paradise Green Villa 2 ke developer ka track record kaisa hai, kisi ko pata hai?
Bhai, market conditions abhi Noida Extension mein thode uncertain hain. Rates upar ja rahe hain but resale market utna strong nahi hai jitna Central Noida mein hai. Agar investment ke liye le rahe ho, toh long-term socho. Short-term gains mushkil hain, especially with properties where possession is still far off (2025-11-01).

Exactly! My cousin bought in Alistonia Estate, Greater Noida, unko bhi yahi experience hua. Pool saal bhar band rehta hai, gym equipment kharab hain. Builder ne 160 units bech diye, ab unko koi farak nahi padta. Shivi Paradise mein bhi 160 units hain, same story ho sakti hai.

Same pinch, U1! Site visit pe sab chamakta hua dikhta hai. But mere ek dost ne Alpha I Greater Noida mein flat liya tha, 2 saal baad hi seepage issues start ho gaye. Builder ne haath khade kar diye. Shivi Paradise ka possession date 2025-11-01 hai, tab tak kya kya change ho jayega, kaun jaane.
