Noida Extension projects: Promised amenities vs reality?
Currently in a 2BHK, I'm thinking of upgrading to a 3BHK or even a small villa in Noida Extension. My budget is around ₹78L, already got a home loan sanctioned. I'm looking at places like Supertech Neerajanil. Their brochures mein sab kuch bahot achha lagta hai, but I'm getting a bit skeptical. Kitna difference hota hai promised amenities aur jo actually possession pe milta hai? Like, clubhouse, swimming pool kitne functional hote hain ya bas showpiece reh jaate hain? Also, construction quality ka kya scene hai? Does it hold up after a year or two, or do cracks, seepage issues start showing up? I don't want unexpected expenses later. Aur maintenance charges kya value for money hain ya sirf high numbers hain? Is the price jump worth it for a bigger place if the quality isn't there? Koi experience share kar sakta hai?

I agree with U8. Resale mein jaao toh better hai. Supertech Neerajanil ka toh 2018 ka possession date tha, abhi tak ongoing hai matlab trust issue hai. Construction quality ka kya pata ab kya hoga. Better to look at projects jo already delivered hain, wahan physically jaake dekh sakte ho quality, amenities ki functionality, aur maintenance ka bhi idea lag jaayega.
₹78L mein 3BHK ya villa, woh bhi Supertech mein? Thoda risky lag raha hai. Is budget mein aapko established builders ke resale options mil sakte hain, maybe not a villa, but a good 3BHK for sure. Current market mein Noida mein inventory bahut hai, negotiating power aapke paas hai.
Supertech Neerajanil ka toh pata nahi, but general experience se bata raha hu, 90% builders amenities sirf marketing ke liye use karte hain. Clubhouse ban bhi gaya toh uska maintenance itna high hoga ki koi use hi nahi karega. Quality wise, Noida Extension mein projects kaafi mixed bag hain, you really need to check the specific builder and their completed projects nearby. Mere ek colleague ka ghar Ajayabpur mein hai, two years mein seepage aa gayi thi.

Exactly! I heard about the delays too. My cousin had a booking with them, ended up cancelling it and buying resale in Alistonia Estate. Unka kehna tha ki builder ka track record ab theek nahi hai.
