Currently in a 2BHK in Sector 75. Thinking of upgrading to a 3BHK in Noida Extension. Is the price jump with Godrej worth it, considering the maintenance charges? Ya fir should I consider something else?

Overall, Noida Extension has potential, but it's crucial to choose the right builder and location. Godrej is a safe bet, but explore other options too to get the best value for your money.
Did you check the carpet area vs super area? Builders often inflate the super area to charge more. That's a common trick.
Good point! Carpet area is what actually matters. Super area is just a marketing gimmick.
So, what did you decide? Godrej or something else? Let us know!
Possession status kya hai of the Godrej project you are looking at? Delayed possession is a major headache.
Noida mein yahi problem hai. Builders promise the moon, but deliver nothing. Check everything thoroughly before you invest. Don't get swayed by fancy marketing.
I'd say visit a few properties in Noida Extension, compare the amenities, construction quality, and maintenance charges before making a decision. Don't rush it.
Good advice! Site visit is a must. Pictures can be deceiving.
Sector 150 ka avg rate 7k/sqft hai abhi. Noida Extension mein you should get something decent for around 5-6k/sqft. Negotiate hard!
Noida Extension is a good investment long term. Metro connectivity is improving, and prices are still relatively lower than other parts of Noida. But do your research!
Godrej's amenities are usually top-notch. Swimming pool, gym, clubhouse – all well-maintained. But are you actually going to use them regularly? That's the question.
Exactly! Many people pay for amenities they never use. Waste of money, in my opinion.
Be careful - some builders in Noida Extension are notorious for delayed possessions. Check for any pending litigation before investing.
I bought in Supertech Ecovillage 1. Big mistake! Possession mila hi nahi. Builder ne phir se date extend kar diya lol. Ab court mein case chal raha hai.
Current market conditions are crazy. Interest rates are rising, and property prices are also going up. This is the right time to buy or should I wait for a correction?
Bhai, check the RERA registration details before you finalize anything. Builder ka track record is important. Delay ka chakkar mein nahi phasna hai.
Haan exactly, RERA number se pata chal jaata hai kitne cases pending hai against the builder. Very important!
RERA website pe sab details mil jaate hain. Possession date bhi check kar lena.
I invested in a 3BHK in Gaur City 2 a few years back. Abhi rates are pretty good. But maintenance is a pain. Society walon ka jhagda chalta rehta hai.
Which floor are you considering? Ground floor avoids lift issues, but top floor has better views. And corner unit hai kya? That adds value.
Corner unit definitely adds value. More natural light and ventilation. But privacy bhi kam ho jaati hai sometimes.
Don't just jump for Godrej blindly. Noida Extension mein lots of options. Quality bhi check karo. Premium is not always justified. What's your budget?
I agree with U2. Godrej is good, but overpriced. Look at projects by ATS or Ace also. They have decent offerings in that area.
ATS ka reputation is good, but their maintenance is also high, no? Heard some complaints about hidden charges.
Ace is okay, but they are relatively new compared to ATS. Resale value ka issue ho sakta hai later.
Mera bhi same experience tha 2 years ago. I was also confused between Godrej and a local builder. Went with Godrej finally, and tbh, no regrets. Peace of mind is worth something.
Premium justified hai ya nahi, depends on the specific project and location within Noida Extension. Some sectors are better connected than others. Sector 16B is booming right now because of the metro.
Godrej ka toh brand value hai bhai, but maintenance charges are killer! Worth it depends on your budget, honestly. Which sector in Noida Extension are you looking at?
