Are Noida Extension rents really justified with this 30-40% jump in two years? I'm looking at places in Knowledge Park 3 and Sector 137, but prices are insane. Honestly, will it stabilize soon? Also, for young professionals, where's the sweet spot for rent vs convenience here? Should I look further out?

For young professionals, the sweet spot really depends on your office location. If you're near Knowledge Park 5 or Ecotech, then yes, Sector 137 or even Alpha I Greater Noida can be good, but expect higher rents. If commute is a big factor, look at areas slightly off the main metro line, like some pockets in Greater Noida West or even towards areas like Ajayabpur, where rents might be marginally lower but connectivity could be an issue. It's a trade-off, always.
But what about the quality? Are these new apartments even worth that much rent? I heard about water issues in some societies.
Quality is a big concern, especially for the rents they're asking.
Not all new apartments are bad though. Some societies in Sector 137 are quite good, with proper facilities. You just need to visit multiple times and check everything yourself. Don't just rely on online photos.
You're right to ask about quality. My cousin lives in a society near Alpha II Commercial Belt, and they've had constant water supply issues, especially in summer. Plus, the builder promised amenities that are still not fully functional. Always check reviews and talk to existing residents before finalizing. Sometimes, older societies are better maintained than new ones.
See, demand bahut badh gayi hai. With new companies coming and infrastructure improving (like the metro extension), developers are pushing prices. Plus, many owners are now recovering their EMIs from tenants. It's a supply-demand game, simple as that.
Totally agree! My friend just moved out of a 1BHK in Knowledge Park 3 because his landlord hiked the rent by 35% in one go. He was paying 8k, now they're asking 10.8k for the same small unit! It's becoming impossible to save anything. I'm thinking of looking towards Ghaziabad, but then the commute will kill me. Noida Extension used to be affordable, what happened?
Same here! My landlord in Sector 143 increased by 25% just last month. Ab kya karein?
Exactly! I remember getting a decent 2BHK in Alistonia Estate for 10k just 3 years ago. Now similar units are 18k, and they expect full maintenance upfront. It's not just the rent, even maintenance charges have shot up astronomically. Builders are passing on all their costs to us, and we, as first-time renters, are bearing the brunt. It's a tough situation for anyone trying to save up for their own down payment.
Sahi keh rahe ho bhai! Noida Extension mein toh aag lagi hui hai rents mein. I was looking near Sector 16B for a 2BHK, and what used to be 12-15k is now pushing 20k+. It's ridiculous for new professionals like us. Will this bubble burst or kya?
I don't think it's a bubble. It's just market correction. Prices were artificially low before. Now with more people moving in, especially after COVID, demand is high. Plus, construction costs have gone up.
Bubble burst? Bhai, yeh toh shuruwat hai. Abhi toh aur badhega lagta hai.
