Noida Extension rent hikes are unsustainable
Did some research on Noida Extension rentals this week, and honestly, the numbers are wild. I'm currently in a 2BHK in Sector 137, thinking of upgrading to a 3BHK or a small villa in Sector 143A. But the rent increase in the last 2 years, like 30-40% for some properties, seems insane. Is this justified, ya will it stabilise soon? My current home loan EMI is fixed, but this rent volatility makes me wonder. Also, thinking about the future, if I eventually rent out my 2BHK, what's the actual rental yield landlords are seeing? Is investing in property solely for rental income still a good move given current interest rates and maintenance costs? Kya kisi ko real experience hai, like kitna mil raha hai per month for a 2BHK ya 3BHK? Want to know before I commit to a bigger EMI.

I think builders are just playing catch-up. Construction costs badh gaye hain, interest rates bhi high hain. Plus, demand toh hai. Alpha I Greater Noida mein prices dekho, they've shot up. Agar log pay kar rahe hain, toh why wouldn't landlords hike rent? Simple economics hai.
U9 ki baat mein dum hai. Demand hai, but buying power kitni hai? High interest rates ki wajah se log buy nahi kar pa rahe. Toh rent pe hi depend kar rahe hain. Landlords iska faida utha rahe hain. Current market conditions ka effect buyers pe zyada hai.
Simple economics nahi hai yaar, greed hai. Itna jump justified nahi ho sakta. Salary hikes kitne ho rahe hain?
Yehi toh main bhi soch raha hoon. Agar hum khud ki property rent pe denge, toh kya actual numbers mil rahe hain? 2BHK ka kya yield hai, for example, 15k-20k? Aur maintenance bhi toh hoti hai, society charges, property tax. Is it even worth the headache for rental income? Koi batao sach mein kitna bach raha hai after all expenses.
Dekho, pure rental yield ke liye mat aao. Agar property 60L ki hai aur 20k rent mil raha hai, toh gross yield 4% bhi nahi hai. Usme se society maintenance (3-4k), property tax, broker commission jab tenant change ho, repairs, ye sab kaat do. Net toh 2.5-3% hi bachega. Bank FD mein zyada return mil jayega without headache. Capital appreciation pe focus karo, rent pe nahi.
U6 sahi keh raha hai. Mera friend hai Ajayabpur mein, usne 2BHK liya tha 45L ka. Ab 19k rent aa raha hai. But uski EMI 35k hai. So it's not really covering it. Maintenance alag.
Bhai, 2BHK ka Noida Ext mein max to max 18-20k mil raha hai. Usse zyada mushkil hai.
Justified toh bilkul nahi hai. Builders ka game hai. Last year mera 2BHK 18k mein tha, ab landlord 24k bol raha hai. Stability toh dur ki baat hai, lagta hai aur badhega. Noida Extension mein demand artificial lag rahi hai.
Yaar, same pinch! Main bhi 137 mein hoon aur 3BHK dekh raha tha. Rent sunke toh dimaag ghoom gaya. Lagta hai abhi wait karna padega.
