Noida Extension rent is insane, should I just buy?

Currently in a 2BHK in Sector 75, thinking of upgrading. Noida Extension mein rent itna zyada hai, I'm seriously considering buying instead. Already have a home loan running, so another EMI will be tough, but is it worth it long term? My budget is around 1.5-2cr. Option 1: A ready-to-move 3BHK in Intellicity. OC mil gaya hai, but the price seems high. Option 2: Under-construction villa in Block B. Pre-launch price is tempting, but scared of delays. Which one would you pick given the current rental market? What does the community think? Please help me decide!
