Noida Extension rental yields are a scam, prove me wrong

Visited 4 projects last weekend in Noida Extension, finally fed up of renting. Builders sab bolte hain 3-4% rental yield easily mil jayega. But jab real calculation karta hoon, it barely touches 2%. Maintenance charges aur property tax add kar lo toh ROI toh negative hi lagta hai. Is it just sales talk, ya koi genuine way hai to get good rental income in Sector 150? Change my mind.
