My property analysis shows advertised rental yields for Noida Extension's 2BHKs are misleading. Builders claim 4-5%, but after costs, I'm barely hitting 2.5%. What's the trick to higher ROI in Sector 150? Koi real-world hack?

Totally agree yaar! I'm looking at Sector 150 too and the numbers just don't add up. Builders show you the rosy picture but hide all the maintenance, property tax, and vacancy periods. My agent was promising 4.5% for a 2BHK, but when I did my own calculations, it barely touched 2.8%. How are people actually making money here?
