₹85 lakh for a 2BHK in Nimi Symbolic Homes, Noida Extension – 2 saal ho gaye, abhi tak possession ka pata nahi. Kids have moved out, socha tha chhota flat leke settle ho jayenge, but yeh builder delay ne toh jaan nikal di. Builder-buyer agreement mein itni hidden clauses hoti hain, yaar, sab unke favour mein. Ab toh lag raha hai RERA bhi bas paper pe hai, complain kiya hai but koi real action nahi dikh raha. Kisi ne Pks Buildmart jaise builders ke against RERA mein complain kiya hai? Matlab, kya real mein relief milta hai ya bas time waste? Koi batao, agar builder itna delay kare toh kya legal steps hain jo actually work karte hain? Yeh stress bahut zyada hai, especially at this age.

Haan, buyers' association ki power hoti hai. Humne Alistonia Estate mein bhi aise hi kiya tha ek baar. But it needs consistent effort from everyone. Agar 2-3 log active honge toh nahi chalega. Sabko saath aana padta hai.

Consumer court bhi time consuming hai. Builder ki team of lawyers itni strong hoti hai ki aam aadmi ke liye bahut mushkil ho jaata hai. Better to collectively approach RERA, that creates more pressure. Solo complaint mein builder ignore kar deta hai.
U6, consumer court is definitely an option, but it's a long battle. My uncle fought a case for 4 years against a builder in Ajayabpur. He did get compensation finally, but the mental stress and legal fees were immense. RERA is supposed to be faster, but it depends on the state authority and how proactive they are. Sometimes, filing a joint complaint with other buyers works better.
This is a serious issue. Pks Buildmart ka reputation toh pehle se hi kharab hai. Mere ek dost ne Alpha I Greater Noida mein ek project mein invest kiya tha, wahan bhi 3 saal ka delay ho gaya. Unhone RERA mein case kiya tha, but abhi tak hearing hi chal rahi hai. Kya aapne builder-buyer agreement ki legal scrutiny karayi thi? Usmein penalty clauses kya the delay ke liye?

Penalty clause mein likha tha ki agar builder delay karta hai, toh woh sirf 5-7 rupees per sqft per month denge, which is peanuts compared to our EMI. Aur agar hum cancel karein toh 10-15% kaat lenge. Totally one-sided agreement hota hai. RERA ne bhi ispe kuch khaas action nahi liya.
Haan yaar, same pinch! RERA se koi umeed nahi. Bas paper pe rules hain, builders ko kaun roke. Maine bhi complain kiya tha ek baar, bas notice bhejte hain, aur kuch nahi hota. Pure time waste.
