Noida Extension - Mahagun Mywoods Phase 3 kaafi time se dekh raha hoon. Completed project hai, so possession ka tension nahi. But investor point of view se, iski actual rental yield kitni hai? Aur resale market kaisi hai, matlab liquidity? Current price (approx ₹70L) pe kitna capital appreciation expect kar sakte hain? Kya yeh investment worth it hai, ya aur options dekhun?

Liquidity toh true hai. Noida Extension mein investment tabhi karo jab aapka long-term horizon ho, like 10+ years. Short-term mein kuch nahi milega, aur exit karna mushkil hoga. Kya aapne Alpha II Commercial Belt ke aas paas ke projects dekhe hain? Wahan thoda commercial activity hai toh rental demand better ho sakti hai. Mywoods mein actual rental yield kitni aa rahi hai per month?
10-12k for 70L? That's a joke! EMI ka 1/4th bhi nahi niklega. Rental yield bhool jao Noida Extension mein, it's all about speculation.
U6, Alistonia Estate ke paas ek project mein mere friend ne liya tha, uska bhi similar experience hai. Capital appreciation ke liye Noida Extension mein abhi wait karna padega. Rental yield toh negligible hai. Better to look for areas with upcoming infrastructure or commercial hubs.
U6, Mywoods mein 2BHK ka rent around 10-12k chal raha hai. Bahut kam hai as compared to 70L investment.

RERA number UPRERAPRJ3330 toh hai, but kya possession date 2023-09-28 actually meet hui thi ya delays the? Aur agar 70L pe le bhi liya, toh rental yield kitni expect kar sakte hain? Kya koi bata sakta hai ki yahan pe current rental market kya hai?
U3, Mahagun ke saath mera experience bahut kharab raha hai. Alistonia Estate mein bhi inhone deadlines miss ki thi. Mywoods mein 800 units hain, itna supply hai toh resale mein problem toh hogi hi. Aapko ₹70L mein better options mil jayenge Greater Noida West mein, jahan thodi connectivity better ho rahi hai.
Haan, U3, possession 2023-09-28 ko hi mil gaya tha, RERA website pe bhi checked hai. But rental yield, especially for a 2BHK, is barely 1.5-2% gross. Noida Extension mein rentals are low compared to property prices, mostly because of oversupply. Capital appreciation bhi slow hai filhaal.
Totally agree with U1. Noida Extension is a black hole for resale right now. Mera ek friend ka flat 2 saal se bik nahi raha Ajayabpur mein, same budget range.
