Noida Extension resale market is way too slow right now.

Okay I'll be honest — I completely underestimated how confusing this process is. We need a 3BHK for the kids, probably around Sector 150 or 107. My current 2BHK, I'm not sure if it's the right time to sell it. Is the resale market actually healthy in Noida Extension, or are new launches killing it? Will Jewar Airport genuinely push prices up enough in 2-3 years for good ROI, or should I hold longer? My wife's priority is a safe neighbourhood with good schools, so that's key. What specific areas here are seeing *actual* good resale value?
