Noida Extension resale value: Is it all hype?

Has anyone actually seen good ROI on resale in Noida Extension projects? I'm thinking of investing, but builder ka reputation matters, right? Heard mixed reviews about actual carpet area vs advertised for some. Construction quality bhi dekhni hai. Should I focus on specific builders for better resale?
