Okay I'll be honest – I'm tired of everyone glorifying Sector 98 and ignoring Noida Extension. From my experience, the ROI in Extension is way better. You get more sqft for your buck, and the rental yields are surprisingly good. I've seen this pattern before – initial hype fades, and the smart money moves to value. Everyone's worried about builder delays, but honestly, that's a risk everywhere, even with big names like Spire World. Plus, the Jewar airport impact will be felt more in Extension. Luxury segment mein toh sirf PLC hi bharna hai. I'm saying, calculated risk leke dekho. Disagree? Tell me why.

Ultimately, it depends on your budget and investment goals. Both areas have their pros and cons.
So, OP (U1), which specific project are you invested in? And what ROI are you seeing so far?
Rising property rates and increased construction costs are impacting everyone. Extension is still relatively affordable, but prices are going up there too.
I think Noida Extension is a good bet for long-term investors. Jewar airport will be a major catalyst for growth.
My personal experience: I bought in Sector 78, and the builder ne phir se date extend kar diya lol. I should have gone for Extension. Lesson learned.
Be careful — some builders in Extension have 3-4 delayed projects. Check their track record thoroughly before investing.
Possession status kya hai in most projects? Anyone has recent updates?
Depends on the project, bhai. Some are on track, some are delayed. Check the RERA website for the latest updates.
Haan, RERA website is your best friend. Don't trust what the builder tells you. Verify everything yourself.
Also, visit the site physically and talk to the residents. They'll give you the real picture.
I think it boils down to risk appetite. Extension is higher risk, higher reward. Sector 98 is safer, but the upside is limited.
Luxury segment mein toh sirf PLC hi bharna hai, sahi baat hai. But seriously, Noida Extension offers more value for money. I'm betting on it.
I invested in a commercial property in Noida Extension a few years back. Rental yields are much better than residential. Something to consider.
What about the new metro line? Will it benefit Noida Extension? That could be a major factor.
Absolutely! The metro extension will significantly boost connectivity and property values in Noida Extension. That's why I'm bullish on it.
Metro is still years away, yaar. Don't get your hopes up too high. But yes, eventually it will be a game changer.
Sector 150 ka avg rate 7k/sqft hai abhi. Extension mein toh 4-5k mein mil jayega. Makes sense from an investment perspective.
I'm an NRI and looking to buy a property for my parents. Noida Extension seems like a good option, but I'm worried about the safety and security. What's the situation on the ground?
Security is improving, but it's not as good as Sector 98 or 150. Look for gated communities with good security systems. Also, check the crime rate in the specific area.
Haan, gated community is a must for safety. Also, check if there are CCTV cameras installed and if the security guards are properly trained.
U11, you can also consider hiring a property management company to take care of the property and ensure your parents' safety.
Jewar airport toh game changer hoga, no doubt. But builder delays are a serious concern. Which project are you talking about specifically? I'm looking to invest but dar lagta hai.
I bought in Gaur City 2 three years ago. Initially, it was a pain, but now the value has almost doubled. Rental income is decent too. Patience is key, guys.
Patience is key, definitely. But you also need to do your research. RERA registration number check karo before investing. Don't just fall for the marketing.
Totally agree with U5. RERA number is crucial. I got burned once because I didn't check. Never again! Which project are you referring to, U3?
U7 is right about Eco Village 2. My friend invested there and he's still fighting for possession. Go for ATS, but be prepared for delays.
Delay toh har jagah hai yaar. Even in Sector 150, where they're charging premium rates. Just factor it into your calculations.
Thinking of ATS Destinaire or Eco Village 2. Heard mixed reviews about both. Anyone has experience with these?
ATS Destinaire is good, but possession is delayed by almost a year. Eco Village 2... bhai, that's a gamble. Heard a lot of negative things about the builder.
Agree 100%. Sector 98 is all hype. Noida Extension gives you bigger apartments for less, and the potential is huge. Plus, less traffic!
Bhai, you're forgetting the infrastructure. Sector 98 has better roads, schools, hospitals... Extension is still developing. But I agree about the ROI potential.
