Noida Extension ROI is better than premium sectors – prove me wrong

I'm thinking of another investment property. Sector 158 mein site visit kiya, rates are high! Noida Extension seems better ROI wise, although Godrej Properties Ltd. projects are tempting. What's your take? 2BHK or 3BHK for rental yield? Is it worth the extra EMI?
