Noida Extension ROI: The rental yield reality check

I work in real estate but buying for myself is different, right? Everyone glorifies Noida Extension, especially TechZone IV, but nobody talks about the actual rental yields. Novel Group projects look good, but are the advertised yields achievable? Or is it all super area vs carpet area games? Change my mind. What are your experiences?
