Noida Extension search: Broker deals and floor premium confusion
Since January I've been shortlisting flats in Noida Extension. Fed up of renting yaar, landlord raised rent again, so finally taking the plunge. I'm looking at a 2BHK around Sector 84, maybe OMR Proptech. My budget is around ₹70-80L. Main confusion hai, broker se deal karein ya direct builder se? Brokers claim better prices ya hidden discounts but builder direct bhi offers dete hain. Kya kisi ko experience hai, who actually gives a better overall deal, especially on the final price and payment terms? Aur yeh floor-rise premium ka kya scene hai? Ground floor se 4th floor tak kya real difference aata hai in cost, aur kya it's worth it for a better view ya light? Investor perspective se dekh raha hoon, total acquisition cost minimal rakhna hai. Any advice on this?

Bhai, broker se toh bach ke rehna. Mera experience toh theek nahi raha. Last year Alpha I Greater Noida mein ek flat dekha tha, broker ne itne hidden charges bataye baad mein ki poora budget hil gaya. Direct builder se better deal milti hai, but you need to negotiate hard. Aur yeh OMR Proptech ka RERA status check kar lena pehle. Kya unka track record sahi hai possession ka?
