Rates are high because of the perceived future potential. Whether that potential materializes is the question.

Metro connectivity is a huge plus point in the long run. Once it's operational, Sector 1 will become even more desirable.
Be careful - this builder has 3 delayed projects in Noida Extension. RERA registration number check karo before investing.
My friend bought a 2BHK in Sector 1 last year. He's happy with the location and the amenities. But he paid a premium.
Check amenities completion before booking, I made that mistake in my previous property. They promised a swimming pool and gym, still not ready after 5 years!

Exactly! Location is everything. And Sector 1 is close to everything - schools, hospitals, malls. Worth the premium, I think.

Don't just look at the location, check the builder's track record. Some of them are notorious for delays and poor quality.
