Okay, I'll say what no one says. Sector 10 Noida Extension... thoda overrated hai, right? Just moved in last month. Everyone glorifies 'family-friendly' but nobody talks about the constant construction noise! Traffic nightmare bhi toh hai bhai. I mean, the schools are good, that's true. But the roads? Forget about it during peak hours. And waterlogging during monsoon? Last year ka scene kisi ne dekha tha? Kya haal tha! Investment potential bol rahe hai, but honestly, property prices justified hain kya? Koi negotiation room hai? Change my mind. Disagree? Tell me why. Kya aap logon ko pata hai? Mujhe advice chahiye.

Metro extension is still on paper, bhai. Don't hold your breath. It's been 'coming soon' for years.
So, OP, what are you leaning towards now? Still regretting your purchase, or seeing some positives?
I think the main takeaway is: do your research! Don't just believe the hype. Visit the site, talk to residents, check RERA. And be prepared for some chaos!
Okay, so many mixed opinions! I'm still confused. Maybe I'll look at other sectors in Noida Extension, like Sector 16B. Anyone have experience there? Is it any better?
U20, Sector 16B is similar, but maybe a bit less crowded. But the same issues with construction and traffic apply.
U20, I'd say Sector 16B is slightly better planned. Wider roads, more green spaces. But it's also more expensive.
U20, Check out Sector 1, it's older but well established. Less construction, more amenities already in place.
Yaar, Noida Extension is a long-term play. Abhi toh dard hoga, but in 5-10 years, it might be worth it. That's what I'm hoping, anyway.
Anyone know what's happening with the metro extension in Noida Extension? That would make a huge difference.
I booked a flat in 2017, possession was promised in 2020. Still waiting! Builder keeps giving excuses. Kya karoon yaar? Any legal advice?
U14, RERA mein complaint karo! That's your best bet. You can claim compensation for the delay.
U14, Which builder? Name and shame them! It might help others avoid the same mistake. Also, join a buyers' association, they can provide support and guidance.
U14, Document everything! All emails, letters, payment receipts. You'll need it for the legal process.
I lived in a rented apartment in Sector 10 for a year. Honestly, I wouldn't buy there. Too much noise, too much pollution. I moved to Greater Noida West, it's a bit quieter.
Sector 10 is a mixed bag. Good schools, yes. Decent connectivity, yes. But the infrastructure is struggling to keep up with the population growth. It's a gamble, honestly.
U7, depends on the society and floor, but expect around 5500-6500 per sqft. Negotiation room is limited, builders are pretty firm these days. Market is hot, especially after COVID.
5500-6500! That's crazy! I bought in 2019 for 4000. Rate itna kaise badh gaya?
U9, inflation, bhai. And demand. Everyone wants to live in Noida Extension now. Plus, construction costs have gone up significantly.
U8, sahi bol raha hai. Builders are quoting insane prices. I tried to negotiate, but they basically told me 'take it or leave it'.
My biggest worry is the builder reputation. So many delayed projects in Noida Extension. Anyone have experience with Supertech or Amrapali in this area? I've heard horror stories.
Amrapali? Run away! Supreme Court took over their projects for a reason. Supertech... well, their track record isn't great either. Check RERA registration carefully before you invest. Don't trust their promises.
I disagree. I've been living here for 3 years. Yes, there's construction, but it's temporary. Schools are genuinely good, and the connectivity to Delhi is improving. Waterlogging is a problem, agreed, but the authorities are working on it. Investment potential is definitely there, especially with the upcoming Jewar airport.
U3, 'authorities are working on it' is the official Noida line! Kab tak kaam karenge? 3 saal se toh dekh raha hoon. And Jewar airport is still years away. What about the present?
U3, connectivity to Delhi *improving*? Bhai, peak hours mein DND par nikal ke dekho. You'll be singing a different tune.
U3, which society are you in? Maybe that makes a difference. Some societies are better maintained than others. And 'good schools' is relative. Depends on your budget and your kids' needs.
I'm planning to invest in a 2BHK there. What's the current rate per sqft, roughly? Anyone have recent experience?
Bhai, you're not alone! Sector 10 ke rates sun ke I was like 'wah', but then I visited. Dust everywhere, construction ka shor... I backed out. Is it really worth it for the 'family-friendly' tag?
Overrated toh hai hi! I live in Sector 78, and even here the traffic is insane. Noida mein kahin bhi 'peace' nahi hai, unless you live in some really high-end sector with huge green spaces. Sector 10 is just... crowded.
