Guys, Sector 2 Noida Extension... I'm thinking of buying there. Everyone's saying investment potential sahi hai, but is it really? Metro connectivity toh door hai abhi bhi, right? What's the actual commute like? Also, waterlogging ka scene kya hai monsoon mein? My parents are worried. Tell me honestly, is it worth buying here or am I being fooled? I need advice yaar!

Honestly, if your parents are worried, maybe look at a different location. Peace of mind is priceless!
End of the day, it depends on your budget, risk appetite, and investment horizon. No one can give you a definite answer. Think carefully before investing.
So, OP, what did you decide? Sector 2 or somewhere else?
Just remember, Noida Extension is still developing. Don't expect immediate returns. Be patient and do your due diligence.
OP, did you check the builder's financial health? That's crucial! A lot of builders are struggling with debt right now.
Bhai, Sector 150 ka avg rate 7k/sqft hai abhi. Sector 2 mein shayad 5k/sqft hoga. Is it worth the difference in infrastructure and connectivity? Think about it.
OP, which floor are you planning to buy? Corner unit hai kya? That can affect the price and resale value later.
Rates are definitely lower compared to Noida. But consider the commute. Sector 2 se Delhi office jana is a pain right now. Metro banne ke baad shayad better ho jaye.
My parents live in Sector 1. They say Sector 2 has potential, but abhi time lagega. Infrastructure is still under development. But if you're looking for long-term investment, it might be worth considering.
One thing to consider is the upcoming Jewar airport. That might boost property values in the long run. But that's a long shot too!
Haan, Jewar airport is a wild card. But it's still years away. Don't rely on that alone.
Exactly! Jewar airport ke naam pe toh sab bech rahe hain yahan. Reality check is needed!
I sold my plot in Sector 2 last year. Didn't see much appreciation in the short term. Invested that money in mutual funds instead. Better returns!
Smart move! Liquidity bhi important hai. Real estate mein toh paisa phans jaata hai.
Good decision, U20! Real estate is not always the best investment. Depends on your risk appetite and time horizon.
Guys, I live in Sector 16B. Waterlogging is a problem everywhere in Noida Extension during the monsoon. But it's manageable. Sector 2 is still developing, so it'll take time.
What's the price per sqft you're getting? Compare it with other sectors nearby. Don't fall for 'investment potential' alone. Do your research!
My friend bought in Gaursons project in Sector 2. Possession mila kya kisi ko?
Gaursons? Bhai, unka toh naam hi kaafi hai! Delayed projects ki line lagi hui hai.
I heard some towers got possession, but others are still pending. Check their website for latest updates. Or better, visit their office directly.
Possession mil bhi gaya toh amenities complete hain kya? Swimming pool, clubhouse...sab check karna!
Sahi bol rahe ho U1, U2. Sector 2 mein abhi toh infrastructure bhi complete nahi hai properly. But rates are relatively lower, that's the catch. @OP which builder are you looking at? That makes a big difference.
Haan, builder is key! Some are legit, others...well, you know Noida builders! Naam batao bhai.
True that. Builder reputation matters a lot. RERA registration check kiya kya? Website pe saari details mil jaati hain.
Even with RERA, things can get delayed. Just saying from personal experience. Mera project 2 saal late hai already!
I bought a flat there 5 years ago hoping for quick appreciation. Abhi tak toh bas EMI bhar raha hu. Rent bhi itna nahi milta. Very frustrating!
OP, don't just go by what everyone says. Visit the site yourself, talk to residents, see the actual situation. That's the only way to know for sure.
Sector 2? Bhai, hype toh hai. Connectivity is a major issue right now. Metro phase 2 kab tak complete hoga, no one knows. Waterlogging ka scene last year was pretty bad near the underpass. Think carefully.
I agree with U1. Investment potential toh dikhate hain, but reality is different. I'd suggest looking at sectors closer to Pari Chowk if connectivity is a priority.
