Noida Extension Sector 2: Investment karna sahi rahega?

Hey guys, I'm thinking of investing in Sector 2, Noida Extension. Kya aap logon ko pata hai wahan ka property scene kaisa hai? I'm mainly looking at apartments. Heard it's an affordable housing zone. Is it worth investing now, or should I wait? What do you think about the location and connectivity? Metro toh door hai abhi. Has anyone experienced waterlogging issues during the rains? Mujhe advice chahiye. Also, what's the rental yield like? I'm looking for long-term investment. Which builder is better in that area, in terms of quality and timely delivery? Sector 2 vs other sectors, which one is better for ROI? Not sure if it's the right choice. Thanks!
