Since last month, I've been checking out Sector 3, Noida Extension. Metro toh door hai, right? How's the daily commute actually? I work in real estate but buying for myself is different. Prices are high, are they justified off the record? What negotiation room do we have? Hope someone can give me some clarity.

Overall, Noida Extension has potential, but it's a long-term investment. Don't expect quick returns. And be very careful about which builder you choose.
Sector 150 ka avg rate 7k/sqft hai abhi. Noida Extension should be lower, but not by much anymore.
Honestly, if commute is a big concern, consider renting for a year and see how the area develops. You can always buy later.
One thing I wish I had done differently is to get a home inspection done before moving in. Found so many issues afterwards.
Prices are rising everywhere, not just in Noida. Interest rates are also going up. It's a tough market for buyers right now.
So, OP, what did you decide? Are you still considering Sector 3, or have you looked at other options?
Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, but they're still not ready after 3 years!
Bhai, this builder ka track record bahut poor hai. They have 3 delayed projects in Greater Noida West. Be careful.
Don't forget to factor in the registration charges and stamp duty. It can add a significant amount to the overall cost.
I think prices will come down slightly after Diwali. It's usually a slow period for real estate.
I've heard that the upcoming Jewar airport is driving up prices in Noida Extension. Speculation is high, but is it justified? I'm not so sure.
Jewar is still far away. It will take years for it to have a real impact. Don't buy solely based on that.

Possession status kya hai of the projects you are looking at? Check RERA website. That's the best way to get an accurate picture.

RERA website is your best friend in Noida. Don't trust anything the builder tells you verbally.
Don't just look at the price per sq ft. Check the super area vs carpet area ratio. Builders often inflate the super area to charge more. RERA mein complaint kar sakte ho if it's too off.
Negotiation room depends on how desperate the builder is to sell. Check their past project delays. If they have a lot of unsold inventory, you have more leverage.
Haan exactly, Noida mein yahi problem hai. So many delayed projects. RERA registration number check karo before booking anything.
True. I know someone who booked a flat in 2015 and still waiting for possession. Builder ne phir se date extend kar diya lol.
Sector 16 metro station se auto mil jaata hai easily. But still, it's a hassle. Not ideal for daily commute. I'd suggest looking closer to a metro station if that's a priority.
That's Noida for you! Everything is a hassle. But rent bhi toh kitna high hai. Buying feels like the only option sometimes.
Auto waley bhi loot te hain. They charge whatever they want, especially during peak hours.

Bhai, I agree with U1. Prices are definitely high. They're banking on future connectivity. But 'future' is the key word here. Abhi toh traffic jam mein faso.
I bought in Gaur City 2, which is near Sector 3, two years ago. Daily commute to Gurgaon is a nightmare. Considering selling and moving closer to office. So think carefully before buying.
Which project are you considering? Some builders are more flexible with negotiation than others. Also, what's the floor and facing? That can impact the price.
Exactly! I learnt that the hard way. West-facing and now AC runs 24/7 in summers. Wish I had paid more attention during booking.
Good point about the floor! Ground floor toh bilkul avoid karna. Resale value kam hota hai.
Facing matters too, especially in summers. West-facing flats get really hot. Electricity bill bhi badh jaata hai.
