Noida Extension Sector 3 resale value is highly inflated

Is it just me, or are people asking way too much for resale flats in Sector 3, Noida Extension? I'm based in Dubai and can't easily visit, but property managers are saying rental yields won't justify the current prices. Heard about waterlogging issues during monsoon too. How's the actual drainage there? Also, resale flats mein OC milna mushkil hai kya? Need a property manager, but worried about legal clarity. Any advice?
