Spent the whole Sunday checking out options in Noida Extension, especially Dridha Elite. Pricing for their upcoming project, ₹32-50L, seems okay. I'm so fed up of renting, yaar. Landlord ne fir se rent badha diya, so I really want to invest and build some equity. But I'm worried about the long-term. Kya iska resale potential strong hai? Noida Ext mein secondary market kitna liquid hai for projects like Dridha Elite? Also, is the builder's delivery track record reliable? Under-construction projects mein delay ka bahut dar lagta hai, especially for investors. Kya lagta hai, 5 saal mein kitna capital appreciation expect kar sakte hain? Exit strategy bhi toh dekhni hai.

Dekho, Noida Extension mein potential toh hai, especially with connectivity improving and metro coming up. But the current market conditions are very buyer-centric. Builders are struggling to clear inventory. Dridha Elite ka price point theek hai, but the RERA issue and builder's past record make it super risky. Agar aapko equity banani hai, look for RERA registered projects, even if they are slightly more expensive. Otherwise, you might end up with a stuck investment. Better to pay a little more for peace of mind than save money and regret later.
RERA not applicable means no legal recourse, right? How can they even sell without it? And what about the liquidity for ₹32-50L segment in Noida Ext?
Haan bhai, liquidity toh zero ho jaati hai agar RERA nahi hai. Koyi haath nahi dalega.
U5, RERA is a must, especially for first-time buyers. 'Not Applicable' usually means it's either below a certain size threshold or some other loophole, but it's risky. Regarding liquidity, for that price range, the secondary market in Noida Extension is decent for ready-to-move, but for under-construction without RERA, it's very tough. Buyers prefer projects with clear titles and RERA approval.
I agree with the RERA point. My cousin booked a flat in a similar 'upcoming' project near Ajayabpur a few years back, and it's still stuck. Developers promise the moon but delivery is a nightmare. For Dridha Elite, what about their past projects? Anyone has info on Dridha's earlier deliveries?
Exactly! Builder ka track record dekhna sabse zaroori hai. Bina RERA ke toh bilkul mat sochna.
U4, you hit the nail on the head. Dridha ka track record is actually quite shaky. I heard from a friend who invested in their previous project, 'Dridha Greenwoods' in Alistonia Estate, that it got delayed by almost 3 years. They kept changing the possession date. For an upcoming project like Dridha Elite with RERA not applicable, the risk is even higher. Capital appreciation will be difficult if the project itself is stuck.
Bhai, Dridha Elite ka naam sunke thoda doubt ho raha hai. Noida Extension mein small projects ka resale potential sach mein kam hota hai. Plus, you mentioned 'RERA Not Applicable' for Dridha Elite? That's a huge red flag for an upcoming project. Without RERA, builder ki accountability zero ho jaati hai. Delivery delays toh common hain, but bina RERA ke toh aur bhi dar lagta hai. Think long-term, exit strategy mein bahut problem aayegi.
U1, exactly my thoughts! Renting is just throwing money away. Dridha Elite ka pricing sunke toh achha laga, budget mein hi lag raha hai. I'm also looking for something in Noida Extension, but the resale part is a big question mark. Kaash koi bata de ki 5 saal mein kitna return milega.
