Noida Extension spot discounts: Real deal or just builder tactics?

Visited Divyam Group's project in Sector 49 last weekend. Honestly, fed up of renting now, landlord ne phir rent badha diya. Finally taking the plunge for a 2BHK and trying to figure out the real all-in cost. They offered some "spot discount" but not sure kitna genuine hai. Is it possible to negotiate more than what they initially offer in Noida Extension? Aur ye super area ka chakkar kya hai? Builders kaafi inflate karte hain kya numbers? Any advice on how much one can realistically push for a price drop?
