Noida Extension: Spotting early snags in under-construction projects?

Visited Deepak Green Residency last weekend, site par kaam chal raha hai. I'm currently in a 2BHK and thinking of upgrading to a 3BHK. Under-construction projects mein kya cheezein dhyan se dekhni chahiye? Builders bolte hain sab best hai, but later cracks, seepage ka issue aata hai. Is it possible to spot potential snags early? Investor perspective se pooch raha hu, resale value aur tenant attraction par toh impact padega hi. What should I check for future maintenance headaches?
