Budget finalised, loan pre-approved — final call hai Noida Extension mein. I work in real estate, know brochure tricks, but for myself, it's different. Swarnim Vihar dekh raha tha. Brochures show amazing clubhouse, green areas. Off the record, jo log wahan rehte hain, kya woh facilities actually usable hain? Or just for show? Clubhouses often become ghost facilities – high maintenance, low utility. Builder promises big green spaces, sometimes it's just cramped towers with tiny patches. Is the amenity premium justified? Ya bas naam ke reh jaate hain? Please share honest experience. Real value milti hai kya?

Swarnim Vihar is completed, so that's a plus, you can actually see what you get, no RERA delays to worry about. But current market conditions mein, negotiate hard, especially if amenities are not top-notch. Focus on what's essential for your family, not just brochure photos. Visit multiple times, talk to current residents.
But I heard Swarnim Vihar is actually good? Possession toh 2020 mein mil gaya tha. So, by now, facilities should be up and running well, right? Koi rehta hai wahan, please batao, gym aur sports facilities kaisi hain?

I visited Swarnim Vihar last month. Gym is decent, equipment functional. But the pool area needs some work, water wasn't crystal clear. Green spaces are there, but not as expansive as the brochure showed, feels a bit squeezed between towers. For the ₹60-95 L range, I felt they could do better. Usable, yes, but not 'amazing' level that justifies a huge premium.
Totally agree with you, U1! Mera friend Alpha II mein rehta hai, uske project mein bhi same story. Clubhouse hai but it's always locked or under renovation. Swarnim Vihar ka toh sunte hain ki location wise theek hai, but amenities ka sach mein doubt hai. Since possession was Feb 2020, I wonder if the facilities are still maintained or if they've gone downhill? Maintenance costs ka kya scene hai wahan?
My neighbour had a similar issue in a project near Alpha I. Pool was always dirty and gym equipment broken. Amenities are a big factor for families, especially with kids.

Bhai, amenities toh bas dikhawa hota hai mostly. Noida Extension mein maine kai projects dekhe hain, brochure mein resort lagte hain, actual mein ek swimming pool bhi theek se maintain nahi hota. Swarnim Vihar ka pata nahi but general trend yahi hai. Builder sirf sales ke liye use karte hain ye sab.
Not always true, yaar. My uncle lives in a project near Alistonia Estate, and their amenities are actually quite good. Well-maintained parks, functional clubhouse. It really depends on the builder and residents' association. Swarnim Vihar mein 168 units hain, if residents are active, they can push for better maintenance and use.
Exactly! Builders ki marketing team kuch bhi dikhati hai. Maintenance charges badha dete hain aur services zero. My cousin booked in Ajayabpur, same problem. Ab bas naam ka club hai, koi use nahi karta.
