Visited a few projects in Noida Extension last weekend. Okay, I'll say it: Noida Extension has peaked. Everyone glorifies it, but are these premium prices for average stuff justified? Change my mind.

The original post is spot on. It's not just the price, it's the quality and the constant delays. Every builder seems to be pushing possession dates further and further. Bahut darr lagta hai invest karne mein apni life savings.
Sahi kaha yaar. I visited a project near Alpha I Greater Noida a couple of years back, it felt reasonable. Now, even for a basic 2BHK, the prices they're asking are just absurd. My budget is 60L max, and everything decent is touching 80L+. Feeling totally stuck as a first-time buyer, it's so frustrating.
It's definitely tough for first-time buyers. Maybe look at projects that are slightly older or further out, like towards the Ajayabpur side. Sometimes you find better value there, though the appreciation might be slower initially, but at least it's within budget.
Haan bhai, same problem. Budget pura hil gaya hai. Kya karein samajh nahi aa raha.
Exactly my situation! I've been looking in Alpha-II Commercial Belt area too, hoping for something sensible, but no luck. It feels like builders are just cashing in on the 'Noida Extension' brand name without offering real value.
But don't you think the infrastructure has improved a lot? Connectivity to Delhi and Ghaziabad is better, and the metro extension is a game-changer. Isn't that why prices are up and might still go higher?
Metro is good, but for areas like Alistonia Estate, it's still a long commute to the station. The last mile connectivity is a big issue.
Connectivity improved, yes, but for how many? Most of the premium projects are still quite interior. And metro is still a promise for many areas, not fully functional last mile. Plus, with interest rates so high now, the market is already slow. Builders like Aadvi Group, who have zero projects delivered, are still quoting sky-high rates. It's ridiculous and not sustainable.
Totally agree, bhai! Prices have gone absolutely crazy, especially for what you get. It's not Bengaluru or Mumbai, yaar, why are they quoting such rates?
