Total acquisition cost in Noida Extension is usually way higher than advertised base price. I'm looking for a 3BHK in Sector 4, maybe Morpheus Developers. Base price ₹90L bolte hain, but PLC, parking, stamp duty milake it goes to ₹1.1Cr easily. Kya payment plan mein negotiation scope hota hai? Aur super area vs carpet area ka difference kaise manage karein? Any tips to avoid these extra costs?

Totally agree with this post! Builders quote one price and then add so many hidden charges. I'm also looking in Sector 4, and the PLC and parking charges are insane. It feels like they just want to reel you in with a low base price. Morpheus Developers ka bhi yahi haal hai kya?
