Noida Extension upgrade: KP2 investment thoughts?

Been looking to upgrade from my 2BHK for a while now, probably a 3BHK in Noida Extension. My current place is in Sector 137, and I'm eyeing Knowledge Park 2. Prices seem a bit high there, around ₹1.2Cr for a decent 3BHK. Is that price justified for KP2? Builders like Mahagun and Gaursons have projects there. What's the real ground reality for appreciation in 3-5 years? And rental demand for families, because I might rent it out later. Community ka kya opinion hai, should I jump in now ya wait?
