Noida Extension vs proper Noida – Extension is still better ROI?

Noida Extension mein property rates kam hai, but is it really a better deal long term? I work in real estate, so I know the super area vs carpet area games, but honestly not sure about this one for myself. Kya kisi ko pata hai if the Jewar airport impact will really reach Noida Extension? Or should I just bite the bullet and buy something in a more developed sector like near Gulmohar Estate? Neoshape Infratech ke projects kaise hain? Any real experience? I'm confused.
